Don't buy from deal sourcers unless you've done it yourself. Carry out serious due diligence before signing any contracts. Always have a break clause in Rent2Rents. Never underestimate the power of personal guarantees! Speak to a Mentor regularly. Get credible investors to check your deals for blind spots before signing contracts. Always look at worst case scenario and don't borrow money you can't afford to pay back. Have limited companies for limited liabilities and never buy assets in trading company. Always have exit strategies for every deal and JV partnership. Never pay or receive money without a contract. Don't take too many new properties at once. Build steady.
